A real estate school provides the pre-licensing education required for individuals seeking an initial salesperson or broker license. Schools that wish to offer continuing education or post-licensing courses must apply separately to become a certified continuing education vendor.
To apply for certification as a real estate school, submit the Application for School Certificate of Authority (available upon request) along with the required $650 application fee.
Applications must include the following:
- Business registration documents
- If applying as a corporation, partnership, or limited liability company (LLC), submit a copy of the Registration Certificate issued by the Louisiana Secretary of State.
- Out-of-state corporations or limited liability companies (LLC) must submit the Certificate of Authority issued by the Louisiana Secretary of State.
- Out-of-state partnerships must submit Certifictae of Partnership Registry issued by the Louisiana Secretary of State.
- Any trade name or trademark used by the school must also be registered with the Louisiana Secretary of State, and a copy of the Registration Certificate must be provided.
- Financial statement of the applicant (individual, partnership, corporation, or LLC).
- Surety bond in the amount of $10,000, issued by an insurance company authorized to do business in Louisiana, for the protection of students' contractual rights.
- Letters of reference addressing the applicant's integrity, charcater, and responsibility.
- Proposed student contract to be used by the school.
- List primary instructors.
The Commission will approve or deny applications within 45 calendar days of receipt. Incomplete applications or requests for additional information may extend this timeframe. Applications submitted after October 31 may become effective January 1 of the following year.
Important: Approval of a school application does not include approval of courses or instructors. Each course and instructor requires a separate application and approval. Courses and materials may be submitted with the initial school application (see Pre-license Courses in the sidebar).
